Brindle & Green were commissioned by a private client through to undertake a Landscape and Visual Impact Appraisal and a hard and soft landscape plan for proposed holiday lodges and fishing lakes on a site near Cowbridge in South Wales.
The proposed development, comprising 41 holiday lodges with additional planting as well as a tiered fishing lake was proposed in an attempt to diversify the business and unlock further business opportunities down the line.
Brindle & Green undertook desk surveys as well as site surveys to establish the landscape and visual baseline conditions and understand the potential for the site with a constraints and opportunities plan. The desktop study comprised of elements such as published landscape character, landscape designations (including the special qualities of the AONB), and production of a Zone of Theoretical Visibility (ZTV) model to establish where views of the proposed development would be available in the study area.
A two-day site visit was then undertaken to capture representative views of the site from a range of visual receptors such as local residences, users of recreational routes and users of highways; as well as verifying that the published landscape character descriptions matched the situation on the ground.
The Constraints Plan, LVIA and the hard and soft landscape plan has been sent to the Local Planning Authority and is currently awaiting approval.
